Position Overview:
The Leasing Agent is responsible for marketing and leasing residential properties, providing prospective tenants with information about available units, and ensuring a smooth leasing process. The Leasing Agent will also manage tenant relations, assist with property tours, handle applications, and ensure that all documentation is completed and compliant with company and legal standards.
Key Responsibilities:
- Leasing and Marketing:
- Actively market and promote available rental properties through online listings, social media, open houses, and other marketing channels.
- Conduct property tours for prospective tenants, providing detailed information about available units, property amenities, and community features.
- Follow up with leads, answering questions and addressing any concerns regarding the property, leases, or rental process.
- Tenant Application and Qualification:
- Assist prospective tenants with the application process, ensuring that all required documentation (e.g., identification, references, background checks) is submitted.
- Screen applications and ensure applicants meet the property’s qualification criteria (e.g., income verification, rental history, credit reports).
- Process and verify rental applications in accordance with fair housing laws and company policies.
- Lease Preparation and Execution:
- Prepare lease agreements, ensuring that they are accurate and in compliance with all applicable laws and regulations.
- Present lease terms and conditions to prospective tenants and guide them through the signing process.
- Ensure that all required move-in paperwork and documentation is completed and signed before tenants take possession of the rental unit.
- Customer Service and Tenant Relations:
- Serve as the primary point of contact for tenants with leasing inquiries or issues related to their lease.
- Respond to tenant concerns in a timely and professional manner, assisting with general inquiries, maintenance requests, or lease-related questions.
- Maintain positive tenant relationships and assist with lease renewals and move-out processes.
- Administrative Tasks and Recordkeeping:
- Maintain accurate records of all leasing activity, including tenant applications, lease agreements, and related correspondence.
- Keep property files up to date, ensuring proper documentation of move-ins, move-outs, and any tenant interactions.
- Ensure compliance with all local, state, and federal housing laws and fair housing regulations.
- Market Rent and Property Condition:
- Monitor market rental rates to ensure the property is competitively priced.
- Keep track of the condition of vacant units and work with the property manager to ensure they are ready for showings and occupancy.
- Assist with property inspections and address maintenance or repair concerns to ensure the property is well-maintained.
Qualifications:
- Education/Experience:
- High School Diploma or equivalent
- Previous experience in leasing, property management, or customer service is highly preferred.
- Knowledge of real estate laws, fair housing regulations, and leasing practices is a plus.
- Skills and Abilities:
- Strong interpersonal and communication skills, both written and verbal.
- Excellent customer service skills, with the ability to handle prospective and current tenants professionally.
- Proficient with leasing software and office applications (e.g., Microsoft Office, property management software).
- Strong organizational and time-management abilities.
- Ability to work independently and as part of a team.
- A positive attitude with the ability to handle difficult situations calmly and efficiently.
- Detail-oriented with excellent recordkeeping abilities.
Physical Requirements:
- Ability to walk the property and perform property tours with potential tenants.
- Ability to sit or stand for extended periods of time during office hours.
Additional Requirements:
- Valid driver’s license and reliable transportation
- Flexibility to work some evenings or weekends for property showings or leasing events.
